Located on Costa Rica’s Nicoya Peninsula, Nosara is a growing community that many young families find attractive due to its excellent schools, safe neighborhoods, and close-knit feel. Since it started (and has continued) as a planned community, its beaches are free of high rise condos and all utilities and services are well maintained.
Its waters are great for surfing, as well as swimming, and the locals often gather in throngs on the beach in the evening to watch the breathtaking sunset. Yoga is a popular pastime in Nosara, and healthy living is the norm.
While air travel to Nosara is possible via domestic flights from either international airport, ground transport can be a bit more challenging. The roads leading to Nosara are plagued with potholes and poor signage that can make travel difficult.
Nosara’s beach town of Guiones is a tucked-away delight with lucrative real estate, vibrant flora, and a world-class white sand beach. The town, which has a sizeable population of ex-pats, presents no shortage of accommodations. Many of these accommodations are private, luxurious, and immersed in natural beauty
Since all the structures in Nosara are built to a small scale, there aren’t a lot of condos available. There are, however, plenty of options for single family homes or vacant land.
Most residents of Nosara would argue that the almost $420,000 median home price is a small price to pay for the amenities and excellent quality of life the area offers. Also, since this represents the midpoint of the listings we surveyed, there are plenty of other options both above and below that price.
That median home price breaks down to an average of just over $150k per bedroom. If you’re looking for a certain size home in Nosara, you can multiply that by your desired number of bedrooms to find out what you’ll need to spend for what you want.
Given everything we’ve told you about Nosara, it should be no surprise that the median listing price for large parcels of land is $1.2 million. Developers can still get into the market in Nosara, but it may be past that point of buying a bargain piece of property to develop.
